Abstract: THE ROLE OF ACCOUNTING IN REAL ESTATE INVESTMENT FUNDS (REITs)
This study aims to: (1) evaluate the unique accounting requirements for Real Estate Investment Trusts (REITs); (2) assess the impact of accurate accounting on the performance and transparency of REITs; and (3) identify the challenges and best practices in REIT accounting. A survey research design was employed to gather data from industry professionals. Using Taro Yamane's formula, a sample size of 290 accountants and financial managers from Abuja, Nigeria, was determined to be sufficient. The study includes a case study of a leading REIT in Abuja to provide contextual insights. A reliability coefficient score of 0.86 was achieved, indicating high reliability of the survey instrument. Findings suggest that precise accounting practices are essential for the accurate valuation of real estate assets, compliance with regulatory requirements, and enhancing investor confidence in REITs. Recommendations include adopting advanced accounting systems tailored for real estate investments, enhancing training programs for REIT accountants, and implementing best practices for asset valuation and financial reporting.
