ABSTRACT

This study was carried out on an assessment of the impact of infrastructure condition on residential property value in selected Neighbourhood in isara axis. Specifically, the study aimed to assess the condition of key infrastructure elements (e.g., roads, water supply, electricity, waste management) in the selected neighborhood in the Isara axis. investigate the Relationship Between Infrastructure condition and Property Values in the selected neighborhood in the Isara axis, and find out if poor infrastructure condition impact negatively on property values in the selected neighborhood in the Isara axis. The study employed the survey descriptive research design. Questionnaire was used for data collection and was analysed using the frequency counts and percentages. A total of 100 respondents were conveniently selected as sample size comprising of residents of selected neighborhood in the Isara axis. From the responses obtained and analysed, the findings revealed that there is a significant positive correlation between the overall condition of infrastructure and residential property values in the selected neighborhood the Isara axis. On the basis of these findings, it was recommended that the government should initiate a comprehensive infrastructure improvement program focused on the most critical elements such as roads, water supply, electricity, and waste management. This program should be phased, starting with the most severely impacted areas and those that would yield the highest return on investment in terms of property value increase and quality of life improvements.
