Background of the Study
Urban renewal projects in Asaba have sparked transformative changes in the built environment and local economy, fundamentally reshaping residents’ day‐to‐day experiences (Adams, 2023). The drive toward modernization has seen the replacement of outdated structures with state‐of‐the‐art facilities and infrastructures. However, these changes come with a dual-edged effect. While new amenities and investments promise increased economic opportunities, they also risk marginalizing established communities by driving up living costs and displacing traditional economic activities (Brown, 2024). As redevelopment projects gain momentum, the intricate balance between progress and preservation is disturbed, leading to concerns over cultural loss and diminished social cohesion. There is a growing awareness that redevelopment, if not inclusively managed, may erode residents’ livelihoods by altering local business dynamics and employment patterns. In-depth exploration is necessary to understand these multifaceted outcomes and to assess how policy adjustments might mitigate adverse impacts. The interplay between enhanced infrastructure and the socio-economic realities of the local population underscores the need for comprehensive research that considers historical context, community voices, and future sustainability strategies (Clark, 2025).

Statement of the Problem
Despite substantial investments in urban renewal, many long-term residents in Asaba have experienced economic hardship and displacement. The redevelopment initiatives, although modernizing the area, have inadvertently increased the cost of living and altered traditional livelihood patterns (Adams, 2023). The mismatch between the envisioned benefits and the actual socio-economic repercussions has resulted in community discontent and reduced access to affordable housing and local opportunities (Brown, 2024). Consequently, there is an urgent need to critically assess these impacts to ensure that urban renewal does not compromise the social and economic fabric of the community (Clark, 2025).

Objectives of the Study:

  1. To assess the economic impact of urban renewal on residents’ livelihoods.
  2. To evaluate changes in social dynamics and community cohesion post-renewal.
  3. To analyze policy effectiveness in mitigating adverse socio-economic effects.

Research Questions:

  1. How do urban renewal projects affect the economic stability of residents?
  2. What changes occur in community cohesion following urban renewal?
  3. How effective are local policies in addressing the negative impacts of renewal projects?

Research Hypotheses:

  1. Urban renewal projects significantly alter residents’ economic conditions.
  2. There is a measurable decline in community cohesion following renewal projects.
  3. Current policies are inadequate in mitigating the adverse socio-economic effects of urban renewal.

Significance of the Study
This study provides critical insights into the complex interplay between urban renewal and residents’ livelihoods. Its findings will guide urban planners and policymakers in crafting inclusive redevelopment strategies, ensuring that modernization efforts promote sustainable economic growth without displacing vulnerable populations (Adams, 2023; Brown, 2024; Clark, 2025).

Scope and Limitations of the Study:
The study is limited to examining urban renewal projects and their impact on residents’ livelihoods in Asaba.
