In recent years, the residential property market has experienced fluctuations driven by these demographic dynamics. For example, the demand for smaller, more affordable housing units has risen among young professionals, while there is also a growing market for high-end properties among affluent urban dwellers. These trends are further influenced by broader economic conditions, regulatory environments, and access to finance (Olu, 2024). Despite the potential for high returns, investors face uncertainties due to volatile market conditions and the risks associated with rapid demographic shifts. Statement of the Problem
