LAND AVAILABILITY CHALLENGES AND MISMANAGEMENT: ISSUES AND SOLUTIONS

ABSTRACT

This study was carried out on land availability challenges and mismanagement using Lagos State as case study. To achieve this 3 research questions were formulated.  The survey design was adopted and the simple random sampling techniques were employed in this study. The population size comprise of all the administrative staff of Lagos State Land Bureau Agency. In determining the sample size, the researcher conveniently selected 67 respondents while 50 respondents were validated. Self-constructed and validated questionnaire was used for data collection. The collected and validated questionnaires were analyzed using frequency tables and percentage. The result of the findings reveals that; the major challenges of land availability in Lagos State include; high cost of registration of land title, weak land markets, policy inconsistency and large possession of land by wealthy individuals, Urban sprawl, Overgrazing, Inappropriate irrigation, and Commercial development are the factors that compounded  land mismanagement issues in Lagos State, there are several ways to resolve and combat the issue of land mismanagement in Lagos State and among them include; the land use act of 1978 should be amended, Reducing the cost of land registration, simplification of land registration processes, multilateral organizations and government should co-create and co-finance innovative interventions. So therefore it is recommended that the Government should reduce and make the processes to land registration in Nigeria easier. The Land Use Act 1978 should be amended to capture prevailing realities around customary laws and informal markets. Government should reduce the cost of land registration in Nigeria. And Multilateral organizations and government should co-create and co-finance innovative interventions to improve activities in the land market.
