Background of the Study
Urban planning and development require precise visualization of complex spatial data to facilitate effective decision-making. In Jos, Plateau State, 3D visualization technology is being explored as a tool to enhance urban planning processes by creating realistic, interactive models of urban environments. This technology enables planners, architects, and policymakers to simulate urban scenarios, evaluate infrastructural changes, and assess environmental impacts in a virtual setting (Ibrahim, 2023). By converting two-dimensional maps and data into dynamic 3D models, the system provides a comprehensive view of urban layouts, traffic flows, and land use patterns. Such detailed visualization aids in identifying potential issues, optimizing design strategies, and engaging stakeholders in the planning process. Recent advancements in 3D modeling and geographic information systems (GIS) have demonstrated that immersive visualizations significantly improve spatial understanding and collaboration in urban development projects (Chinwe, 2024). The integration of 3D visualization in urban planning can also enhance public participation by offering virtual tours of proposed developments, thereby fostering community engagement and transparent decision-making. This study aims to investigate the effectiveness of 3D visualization tools in urban planning and development in Jos, assessing their impact on project outcomes and stakeholder satisfaction. The project aligns with the global trend towards smart city initiatives, where digital tools are increasingly used to create sustainable and resilient urban environments (Afolabi, 2025).
Statement of the Problem
Traditional urban planning methods often rely on static maps and 2D representations, which can limit the ability of planners and stakeholders to fully understand the complexities of urban development (Ibrahim, 2023). In Jos, these limitations contribute to suboptimal planning decisions, inefficient resource allocation, and challenges in visualizing the impact of new developments on existing urban structures. Although 3D visualization offers a promising solution, its implementation in urban planning remains limited by high costs, technical expertise requirements, and integration issues with existing planning systems (Chinwe, 2024). As a result, urban development projects may suffer from delayed decision-making and inadequate public engagement. This study seeks to address these challenges by investigating the use of 3D visualization in urban planning. It will assess how interactive, three-dimensional models can improve the accuracy of planning decisions, enhance stakeholder collaboration, and facilitate more effective public consultations. The research will also identify technical and operational barriers to the adoption of 3D visualization tools and propose strategies for their optimization. The ultimate goal is to provide urban planners in Jos with a robust digital tool that supports sustainable development and improved urban management (Afolabi, 2025).

Scope and Limitations of the Study
This study is limited to the use of 3D visualization in urban planning and development at Jos, Plateau State. It focuses exclusively on digital modeling techniques.
