ABSTRACT

This study was carried out to examine tenancy laws, multiple taxation and residential house rents in Ikeja  Local Government, Lagos State. Specifically, the study examined the effect of tenancy law on residential house rent in Lagos State. The study also, examine the effect of multiple taxation on residential house rent in Lagos State. And lastly, To identify other factors that determines residential house rent in Lagos State. The study employed the survey descriptive research design. A total of 60 responses were validated from the survey. From the responses obtained and analyzed, the findings revealed that Effect of multiple taxation may stifle the development of new houses. The study also found that the effect of multiple taxation may lead to  maintenance of existing stock and lead shortage of homes.furthermore,It will lead in the increases construction costs.lastly, One of the factors that determine residential house rent is Location as Location is definitely the first thing that prospective tenants look for. The study recommend that  the law has provided ample protection to tenants under the various tenancy and rent control laws. The onus lies on the landlords to be pro-active and diligent in the management of their property. Due attention must be paid to the provisions of the law with regards to statutory notices and the mode of evicting a  tenant.
