Background to the Study
When a structure is delivered to the client's satisfaction, it is recognized as being of a high caliber and constructed using high-quality tools. This is contingent upon an expected cost. Numerous high-profile building collapses, particularly in Lagos State, have recently been reported in the Nigerian construction sector. This year, the Vanguard Newspaper's property and environment editorial highlighted the prevalence of fallen buildings in every corner of the nation, including Osun State (Abass, 2022). There are no scientific or technical explanations for building collapse. Without some of the structure's components failing first, a building cannot fail. Because constructions settle down, although little, after completion as a consequence of subsoil consolidation forced by the structure's weight, construction techniques can never completely eliminate the possibility of any degree of collapse.
Failure may result, depending on the size of this movement. Professional entities often place the majority of the blame for the frequency of building collapses due to component failure in Nigeria on the inhabitants rather than accepting responsibility for the problem. Instead, all of the organizations that speak for town planners, quantity surveyors, engineers, architects, builders, and building organizations often look for blame elsewhere. The breakdown of a construction component may have major financial and psychological effects due to the waste of resources, the expense of corrective action, the infliction of lasting harm, the loss of life, and other consequences (Ahmad, 2022). It is vital to address the alarmingly high incidence of component failure in Nigerian buildings. Once designers assess their designs holistically and become aware of the financial and psychological consequences of any failure of the building components both before and after completion, precautionary measures will begin to be taken.
Windows, doors, and other building components and facilities typically show signs of lack of care and repair, and certain Nigerian constructions are commonly improperly maintained and even located poorly. Since they were built a number of years ago, several residential and commercial structures in Lagos, Nigeria, have not received the proper substantial upkeep or exhibit scant evidence of care. This is obvious since the state has seen several construction collapses. As stated by Asamoah(2022), this lack of maintenance by the authorities and occupants of these structures frequently results in reduced lifespan of these buildings, defeating the purpose for which they are put, i.e. to ensure that the nation's stock of buildings, both as a factor of production and accommodation, was used as effectively as possible.
Numerous elements that impact building upkeep and flaws have been identified through studies. Young (2021) identified twelve criteria, including design resolution, structural strength, specified material strength, maintenance manual, safety precautions, skill maintenance staff, maintenance plants, and environmental conditions, that have an impact on a building's maintenance strength. While Ahmad,(2022) identified variables that affect the quality of public building upkeep. The physical condition of public buildings was shown to be significantly influenced by eight elements in the research. The variables include the state of the architectural elements as well as internal and outdoor elements including electrical wiring, restrooms, roofing, and the condition of the paths around the structure.
Yamane (2021) evaluated the elements influencing building flaws and came to the conclusion that the three main categories of natural causes are moisture, movement, and chemical and biological change. The primary causes of building faults are carelessness and human fallibility in initiating, designing, constructing, and maintaining structures, which is exacerbated by their educational, professional, and commercial environments.
