Background of the Study
The location of a property is one of the most significant determinants of its appreciation value. In real estate, property appreciation refers to the increase in the value of a property over time, influenced by various factors such as economic growth, infrastructure development, and social dynamics. Jos, the capital city of Plateau State, has witnessed fluctuating real estate market trends, with some areas experiencing rapid property appreciation while others remain relatively stagnant (Bala & Umar, 2023).
Jos, historically known for its pleasant climate and scenic beauty, has increasingly attracted both residential and commercial real estate investments. This has been facilitated by infrastructural developments, including road networks, the establishment of new residential estates, and increasing urbanization. However, not all areas within Jos have experienced the same level of property value increase. Factors such as proximity to essential amenities (e.g., schools, healthcare, transportation), security concerns, and government policies on urban planning significantly affect property appreciation in various parts of the city.
The understanding of how location influences property appreciation can help developers, investors, and policymakers make informed decisions. An assessment of location-based factors in Jos will provide valuable insights into the trends of property appreciation and the key drivers that influence real estate investment decisions.
Statement of the Problem
Despite the growth of the real estate market in Jos, Plateau State, there is limited understanding of how location specifically affects property appreciation. The market is fragmented, with some locations experiencing rapid appreciation, while others remain stagnant or experience minimal growth. This study seeks to examine the impact of location on property appreciation in Jos and provide insights into the key factors driving these disparities.
