Background of the Study

Smart home technology has revolutionized the way residential spaces function, offering enhanced convenience, security, energy efficiency, and user control. These technologies, which include smart thermostats, lighting, security systems, and appliances, have gained significant traction in developed markets. In Nigeria, the adoption of smart homes is still in the early stages, though growing awareness of their benefits is driving interest in integrating such features in new residential developments (Okafor & Adeyemi, 2023).

In Jos, Plateau State, a region known for its cool climate and diverse population, the incorporation of smart home technology presents an intriguing opportunity to improve tenant satisfaction. With the growing demand for modern living standards, tenants are increasingly seeking residential options that offer enhanced comfort, security, and energy efficiency. However, the full impact of smart home technology on tenant satisfaction in Jos has not been sufficiently explored. This study aims to investigate the relationship between smart home features and tenant satisfaction in Jos, focusing on aspects such as convenience, energy efficiency, security, and overall comfort.

The integration of smart home technology can also contribute to reducing environmental footprints by optimizing energy usage, aligning with global sustainability trends (Miller, 2024). The extent to which such technologies influence tenant satisfaction, particularly in emerging markets like Jos, will help developers, landlords, and policymakers understand the potential of smart homes in transforming the Nigerian housing sector.

Statement of the Problem

Although the advantages of smart home technology are well-documented globally, the adoption rate in Jos, Plateau State, remains low, with only a few developments incorporating these features. Factors such as the cost of installation, lack of awareness, and limited technological infrastructure have hindered the widespread adoption of smart home technologies. Moreover, little empirical research has been conducted on the direct impact of these technologies on tenant satisfaction in Nigerian cities like Jos.

This research seeks to bridge this gap by examining how smart home technology influences tenant satisfaction in Jos, exploring tenants' perceptions and identifying the key drivers of satisfaction. The findings will provide valuable insights into whether the integration of smart technologies can enhance tenant experiences and property competitiveness in the local real estate market.

Objectives of the Study

  1. To evaluate the relationship between smart home technology and tenant satisfaction in Jos, Plateau State.
  2. To identify the key factors of smart home technology that influence tenant satisfaction.
  3. To assess the role of smart home technology in enhancing property competitiveness in Jos.

Research Questions

  1. What is the relationship between smart home technology and tenant satisfaction in Jos?
  2. What specific features of smart home technology contribute most to tenant satisfaction?
  3. How does the adoption of smart home technology influence the competitiveness of properties in Jos?

Research Hypotheses

  1. There is a positive relationship between smart home technology and tenant satisfaction in Jos.
  2. Energy efficiency, security features, and convenience are the most significant factors influencing tenant satisfaction with smart homes in Jos.
  3. Smart home technology significantly enhances property competitiveness in Jos’s real estate market.

Scope and Limitations of the Study

This study focuses on residential properties in Jos that incorporate smart home technologies. It will survey tenants residing in such properties to gather data on satisfaction levels. Limitations include a possible bias in tenant responses and challenges in accessing data from property developers about smart home implementation costs.
