Background of the Study

Eco-friendly housing estates, designed to minimize environmental impact and optimize resource use, are gaining global recognition for their role in sustainable urban development. These estates integrate renewable energy, water-saving technologies, and eco-friendly materials to create sustainable living environments (UN Habitat, 2024). In Jos, a city renowned for its temperate climate and rich cultural heritage, the concept of eco-friendly housing is gradually gaining traction, driven by increasing environmental awareness and demand for sustainable living options.

As global trends show a strong preference for sustainable housing, the competitiveness of eco-friendly estates in Jos’s real estate market becomes a critical area of inquiry. While some developers have embraced green building principles, the overall market response remains under-researched, particularly regarding buyer preferences, cost implications, and long-term market viability (Lawan & Samuel, 2023).

Statement of the Problem

Eco-friendly housing estates offer significant environmental and economic benefits, yet their adoption in Jos remains limited. High construction costs, limited awareness, and inadequate policy support hinder the competitiveness of these estates in the local market. Additionally, the perception that eco-friendly homes are a luxury rather than a necessity deters widespread adoption.

This study explores the competitiveness of eco-friendly housing estates in Jos, identifying challenges and opportunities to enhance their market appeal and adoption rates.
