Background of the Study

Land-use planning is a critical component of sustainable development, particularly in rapidly urbanizing regions like Nigeria. Sustainable land-use planning ensures the efficient allocation of land for various uses, such as residential, commercial, agricultural, and conservation purposes, while minimizing environmental degradation and fostering long-term social and economic benefits. In the context of real estate development, sustainable land-use planning aims to balance urban growth with ecological preservation, infrastructure development, and community well-being.

Nigeria faces challenges related to uncoordinated urban sprawl, land degradation, and inefficient land use, often resulting in poor infrastructure, environmental issues, and housing shortages. While government policies and urban planning frameworks exist, their implementation has been inconsistent, contributing to challenges in sustainable real estate development. This study investigates the role of sustainable land-use planning in shaping real estate development in Nigeria, with a focus on addressing urbanization challenges and promoting environmental sustainability.

Statement of the Problem

The rapid urbanization in Nigeria has led to haphazard real estate developments that often disregard sustainable land-use principles. This has resulted in challenges such as environmental degradation, inadequate infrastructure, and inefficient land utilization. Despite the availability of urban planning policies, weak enforcement, lack of stakeholder collaboration, and limited awareness hinder their effectiveness. This study examines how sustainable land-use planning can address these issues and foster more organized and environmentally conscious real estate development in Nigeria.

Objectives of the Study

  1. To assess the role of sustainable land-use planning in real estate development in Nigeria.

  2. To identify challenges faced in implementing sustainable land-use planning in Nigeria.

  3. To propose strategies for integrating sustainability principles into land-use planning for real estate development in Nigeria.

Research Questions

  1. How does sustainable land-use planning influence real estate development in Nigeria?

  2. What challenges hinder the implementation of sustainable land-use planning in Nigeria?

  3. What strategies can improve the integration of sustainability principles in land-use planning for real estate development in Nigeria?

Research Hypotheses

  1. Sustainable land-use planning significantly improves the organization and efficiency of real estate development in Nigeria.

  2. Challenges such as weak policy enforcement and limited awareness hinder sustainable land-use planning in Nigeria.

  3. Strategic collaboration and improved policy enforcement will enhance sustainable land-use planning in Nigeria.

Scope and Limitations of the Study

The study focuses on the role of sustainable land-use planning in real estate development in Nigeria, with an emphasis on urban areas experiencing rapid growth. Limitations include variations in land-use policies across states and limited availability of up-to-date land-use data.

  • Sustainable Land-Use Planning: The process of allocating and managing land resources in ways that balance environmental, social, and economic goals.

  • Real Estate Development: The process of developing land and constructing buildings for residential, commercial, or industrial purposes.
