ABSTRACT
THE ROLE OF REAL ESTATE INVESTMENT IN DIVERSIFIED PORTFOLIOS
This research investigates the role of real estate investment in diversified portfolios, focusing on: (1) the benefits of real estate for portfolio diversification; (2) the strategies for successful real estate investment; (3) the challenges in managing real estate investments. A survey design is used to gather quantitative data. Taro Yamane's formula is applied to derive a sample size of 300 respondents from Lagos, representing a mix of real estate investors. A real estate investment trust (REIT) is selected as the case study due to its diversified real estate portfolio. The reliability coefficient score for the survey instrument is 0.87. Findings indicate that real estate investments offer stable returns and diversification benefits, reducing overall portfolio risk. However, challenges include market volatility and property management issues. It is recommended that investors include real estate in their diversified portfolios, conduct thorough market analysis, and employ professional property management to optimize returns and mitigate risks.
