Background of the Study
Urban gentrification is a multifaceted process that reshapes city landscapes, often leading to improved infrastructure and increased property values. However, this phenomenon also presents challenges for low-income households, who may face displacement and rising living costs. In Surulere Local Government Area, Lagos State, gentrification has accelerated as urban renewal projects and private investments transform traditional neighborhoods (Adetayo, 2023). The study explores how gentrification affects the socio-economic conditions of low-income residents, particularly in terms of housing affordability, community cohesion, and access to essential services. Recent research highlights both the positive aspects of urban regeneration and the adverse effects on vulnerable populations (Oluwaseun, 2024). By analyzing case studies and statistical data, the research seeks to uncover the underlying mechanisms that drive displacement and social inequality amid urban renewal (Femi, 2025). This appraisal provides a comprehensive examination of gentrification dynamics, emphasizing the need for balanced urban policies that accommodate development while protecting the interests of low-income households.
Statement of the Problem
While urban renewal initiatives in Surulere have improved physical infrastructure, they have concurrently escalated housing costs and socio-economic disparities. Low-income households are increasingly at risk of displacement due to rising rents and property values. The gap between urban development and affordable housing provision raises critical concerns regarding social equity and community stability.
